Some Practical Matters

On those properties with new trees that have been planted, please be extra careful to not put your stands, blinds or feeders on the trees themselves, and NEVER cut them down or destroy them.  These are fast growing hybrid pines so they will grow up fast, but while they are small, please take extra diligence and care to not damage the trees, and always go around them. We can be fined up to $3,000 an acre for the destruction of trees, so thank you in advance for being diligent and careful.  As a suggestion, it is preferred to have you set up along the perimeter of these areas whenever possible.  Also, spray fertilizing may occur on any property at any time, so be aware that if you see a plane, just go into camp and wait for it to dry to go back out.  I was advised that it does not take long for it to dry.  While this is a very rare thing to occur, it can occur, so just be aware if you are out on property on a day you hear planes overhead. Once these areas get established, they should be primarily left alone for upwards of 10-15 years!  As such, the replanting that has occurred is very good news!  Know too that we constantly see wildlife in these areas, just the same as in the woods.  For those not familiar, the wildlife in these areas have been living with these activities in their habitat for longer than 50 + years.  The point is – they are used to it and typically are not deterred by it.  

Also, as an fyi, the Club has been charged upwards of $3,000 for ever set of teeth ruined from metal in the woods in the past, so because of that, the Club has adopted a no metal stake policy.  If it does happen, the Club will have to assess these huge costs of replacement teeth to the member or members who did not follow this rule.  We thank you for being careful and adhering.  Also, should you find any abandoned metal in the woods, please let a land manager, Susan or Robert know immediately.  Thanks in advance for your help and for following the Bylaws.

1815 WATER AND ELECTRICITY COOPS

RUN INDEPENDENTLY BY MEMBERS

For those on the 1815, if you bring or reserve a spot for your camper with electricity and/or water in camp, please contact members Billy McManus, who runs the Electricity coop, and manager John Minkert, who runs the Water coop, to pay your annual fees by May 1st!   It is important that they collect these low annual fees, so that they have the money to pay the bills each month as they come in.  Note that the club does not get involved in this, except to say that if you use it, or set up in an area that offers it, you must join the coop.  Billy can be reached at 903-477-1396 for the Electricity (or his fiancé JoAnne at 903-985-0266).  They take Venmo or Paypal for payments.  John’s number is 979-299-9746, and he takes the Cash App and Venmo.  Thanks for taking care of this on time.

WE APPRECIATE YOUR COOPERATION WITH THIS.  WE HAVE STREAMLINED AND MADE THE PROCESS MUCH EASIER, AND ALSO REMOVED ANY USAGE REQUIREMENTS FOR THIS YEAR.  HOWEVER, NO CAMPERS CAN BE ON PROPERTY WITHOUT FIRST SUBMITTING YOUR CAMP REGISTRATION FORM, PAYING THE FEE, AND OBTAINING THE PERMIT TO HAVE VISIBLE ON YOUR CAMPER.  PLEASE DO NOT BRING THEM OUT WITHOUT DOING THIS.  VIOLATIONS WILL RESULT IN A DOUBLE FINE ($600) THAT IS SET BY THE LAND OWNER AND ASSESSED TO YOU.  WE WILL BEGIN TAGGING OUT-OF-COMPLIANCE CAMPERS AND IF NOT TIMELY CURED, WE WILL BE FORCED TO REMOVE THEM AT YOUR EXPENSE.  WE NEED 100% COMPLIANCE!   FOR THOSE ON PROPERTY ALREADY, PLEASE REGISTER NOW OR REMOVE THEM.  WE REALLY DO NOT WANT TO ASSESS FINES OR HAVE TO REMOVE CAMPERS OURSELVES, SO PLEASE DO YOUR PART.  FORMS AND ADDITIONAL INFORMATION ARE IN YOUR PACKETS AND ALSO NOW ONLINE.  WE HAVE TRIED TO MAKE IT AS EASY AS POSSIBLE FOR EVERYONE’S USE, AND REMOVED SOME OF THE MORE CUMBERSOME POLICIES TO MAKE THE PROCESS EASIER.

** WORK DAY POLICY **

Thanks to all who will attend a work day!  Per the Bylaws, we ask that every member attend at least one of them or Opt Out if you cannot.  They are scheduled on different days and on different properties throughout May – September.  Work days are typically held two different times on a property so you have the pick as to which one you want to go to.  It does not need to be your property…just any work day.   While it benefits both you and the Club to have you attend a work day (the Saturday of the work weekend), you also have the option to OPT OUT altogether and simply pay a small fee to the club that is used for numerous things.  Be sure to sign in if attending, in order to receive credit.  You signing in is mandatory to receive credit.  Be prepared to meet your member land manager, other fellow members, and to roll up your sleeves and contribute for the collective good while having a good ole time!  Although it can vary depending on the needs, work can include working on the camp, mowing, putting up or mending gates, painting boundaries with purple paint, cutting paths (limbs and undergrowth – never trunks), road work, trash clean up, and sometimes even going to another close-by property to lend a hand.  We always meet in camp at 9 am, sign in, obtain assignments, and get to work.   The Work Day is NOT meant for you to work in your area during this time, however, after the work is done, feel free to do so.   Note – this policy is in the Bylaws and reiterated in your packet material.

If you cannot make it in the Spring, you still can make a Fall work day, or simply OPT OUT on the website to receive credit that way.   Contributions are used for expenses, so either is helpful.  You must do one or the other to remain in good standing for the balance of the year, so, if you have not attended the Spring or Fall work day, please pay your opt out fee under Make A Payment on the Website to stay in good standing.  Unfortunately, members who are not in good standing are not eligible to continue to utilize the club or club grounds (or hunt), so please take care of it.  Many thanks!

2025 WORKDAYS

Before leaving to attend a work day, ALWAYS check to make sure nothing has impacted the scheduled day.  Feel free to please bring any equipment and/or tools that you think would be helpful, such as (but not limited to) mowers, fence tools, purple spray paint, garbage bags, machetes, post hole diggers, tractors,  etc.  Anything to cut, fix, mow, repair or build with is also helpful.  Please coordinate it with your land manager.  As a reminder, after you are finished with the collective work for the Club, feel free to work in your own areas if you want.  Thanks!

Please also keep Tommy, our former land manager on the 2100, in your thoughts and prayers.  He underwent a dual liver/kidney transplant in July and has had some set-backs, but is working through them while surrounded by his family and friends.  He maintains his can-do and positive demeanor and we wish him the very best in his recovery.

MISCELLANEOUS IMPORTANT INFORMATION FROM THE LANDOWNER

(AND INCORPORATED INTO THE BYLAWS AS IF FULLY STATED THEREIN)

DESIGNATED GUIDELINES

At all times the campsite must be kept in a neat and clean condition.

Neglected, messy, trashy, unclean campsites and camp woods could receive a penalty up to $1,000.00, depending on level of neglect in the campsite.  This will be passed on to the member.

Garbage/Trash/Debris must be removed at the end of each camping trip.

It is prohibited to burn, bury, or dump garbage / trash on the premises.

Burn Barrels are prohibited from being on the lease premises.

Any materials being used for construction or repair at a campsite must be neatly stored.

Unserviceable / Broken equipment and vehicles, abandoned vehicles, ATV’s, campers, appliances, buildings, scrap lumber, or metal must be removed from the premises.

Concrete nor cement slabs nor concrete of any variety will be permitted on the premises without prior written approval from the land owner, through BuckDaddys.

Septic Systems are prohibited.

Campsite holding tanks will be allowed, contents of holding tanks and portable toilets must be removed from the premises and disposed of properly.

Sewer is prohibited from draining onto the surface of the ground or in open pits. No effluent of any type will be allowed to run into any natural drains or water bodies.

Unattended campfires, grills, BBQ pits, smokers, etc., and/or open flames are prohibited on Club grounds.

The landowner may elect to cut and remove trees inside the designated campsite area at its sole discretion; in this event, the Licensee will be asked to move camp structures to facilitate the
harvest operation.

The removal of trees located in and around the campsite or on the premises is prohibited without prior written approval from TTG.  Contact Susan or Robert with any in camp tree concerns.

All unusable hunting equipment must be removed from the campsite and the premises.

Hunting equipment at the campsite must be stored in one area, stacked neatly, and organized inside the campsite boundaries, and not in the perimeter woods.

The premises must remain free of all Hazardous Substance or any similar term under or pursuant to any federal, state, or local statute, ordinance, code, rule, regulation, order, or decree regulating, relating to or imposing liability or standards of conduct concerning environmental matters.

Petroleum products and other flammable substances must be stored in accurately labeled containers, kept in a safe location, away from open flames, and away from children.

Dogs may be kenneled on the premises when the owner is on the premises and inside the boundaries of the campsite. It is prohibited for animals to remain at the campsite year-round or
be left unattended. Animals cannot be tethered on the premises; they must be in a kennel.

*The destruction of timber of any age is strictly forbidden without the expressed written permission from the land owner through  BuckDaddys.

Damages to trees will be assessed and a fine based up to $3,000.00 per acre, or at the discretion of the land owner, will be charged to the club and passed on to the members.  NEVER damage or destroy a tree!

While the land owner will make a reasonable effort to not damage any member’s property during forest management and other operations, they are not responsible for any damage, nor is the Club.  Your personal property that you have brought onto BuckDaddys Club Grounds is used on it, and left on it, at your own and sole risk.  To ensure blinds, stands, feeders, campers, or other property are not inadvertently damaged, members are encouraged to remove their property when they are finished using it.

Never harm any seedlings or trees, ever!

Never abandon any personal property on Club Grounds.

Always register your campers before they will be allowed on Club Grounds.

Always have guests register before coming onto Club Grounds.

BURNING AND FIRE POLICIES

Please always stay aware of the burn bands.  When there is not a burn ban, we ask that you still act responsibly, as the land owners prefer to minimize chances of fires.

[**We must contact the land owner to find out if this has been lifted.  As such, unless you have other confirmation, please do not have fires.]   The ban info we received this summer read as follows:

To all lease members, family and guest: BURN BANDS ON ALL PROPERTIES!

Fires of any type and in any location are prohibited during this excessively dry time.

No gas cans are allowed to be stored on property, and certainly do not collect them on property!

No burn barrels are allowed on property.

Prolonged drought and low humidity have resulted in high fire danger conditions and recent implementation of burn bans throughout east Texas.  While weather changes, these conditions, make it difficult to contain wildfires throughout east Texas and on the our property at a time when Texas Forest Service fire crews will be tasked with controlling an escalating number of wildfires across the state.

As a result of these conditions, there is a no-open-flame policy and a no fireworks policy being enforced effective immediately on all properties until further notice.  The land owner is taking a  zero tolerance approach to enforcing these policies with anyone in violation that is on the property.  For those that don’t understand the risk we currently face, in 2011, under similar climatic conditions, a single spark from a faulty wheel bearing resulted in a wildfire that burned 20,000 acres of east Texas timberlands.

Please increase vigilance in our club regarding smoke signatures and patrol the property throughout the upcoming months to make sure there are no fireworks, cigarette butts, or fires on the property and rapidly identify and respond to any lightning caused fires as weather systems move through the area.  Report any violations, or concerns to Susan immediately at 817-805-2217, or Robert at 817-559-3015, and the land manager as well!

It is critical that we understand the seriousness of current fire conditions and our commitment to limiting any risk.

Please welcome our newest property to the Club  – the 800!  It sits in Newton County, Texas, and boasts what we have seen to be excellent woods and abundant wildlife!  The land manager for this newly acquired property will be Robert, our President, as we work to getting it acclimated to the BuckDaddys way.  We filled it in a matter of days, which shows how high demand is.  We will continue to look for additional properties to grow our club, and your choices!  Maps and Directions coming soon!

ALL MEMBERS MUST BE SET UP BY 9/15  

IF YOU HAVE MISSED THIS DEADLINE, YOU MAY HUNT BUT PLEASE GO PORTABLE. 

REMINDER TO OUR MEMBERS!

1.  BuckDaddys has a NO LOADED GUNS POLICY IN CAMP.  THAT MEANS, NO SHOOTING OF FIREARMS IN CAMP, OR NOT IN THE ACT OF HUNTING WHILE OUTSIDE OF CAMP.  VIOLATORS WILL BE INVESTIGATED AND IF DETERMINED VIOLATING THIS RULE, IMMEDIATELY TERMINATED. 2.  Always carry your membership cards. You might be asked to produce it. 3.  Sign in and out each time you enter and exit the property.  This is for everyone’s use – so we know who is out there with you! 4.  Please remember to be courteous to your fellow members and their hunting efforts.  Be courteous around camp and while on property.  Respect each other’s efforts, and belongings.  Do not disrupt a person’s hunt.  Also, never take anything, in camp or anywhere on club-property that is not yours.  Violations are considered serious infractions and will not be tolerated.  While we don’t normally have issues with this, we wanted to reiterate this policy. 5. Please keep non-hunting pets inside your campers or at home.  Pets tend, by nature, to mark and protect their territories and may appear aggressive towards non-family members even when they are just acting typically.  But we are a family-friendly environment and while we love our furry friends, we do not want our children, guests, or fellow BuckDaddys to be uncomfortable, annoyed by them, or scared of them.  If you are bringing any dog to camp, they must remain kenneled or caged while in camp or on property if not hunting.  Remember to call your land manager in advance of any hunting with dogs. 6.  Please remember to make sure any fires are completely out before you turn in for the night!  Be sure to check burn bans in your county as well to ensure they are legal. 7.  Always please drive slowly on club grounds. We have children, recreational vehicles, and people on foot that are on the same roads as you are, and we don’t want to see who wins.  Please exercise safety. 8.  Remember to wear your hunter orange while hunting, during deer season.  Its the law! 9.  Remember, no guests are allowed on property without BuckDaddys granting permission.  This protects our club and minimizes exposure and liability!  It also ensures that if they hunt, they agree in writing to our Bylaws.  Violations of this policy are taken very seriously. 10.  Make sure all camp fires are extinguished before retiring for the night. Have a great, safe and successful time!
